ALL HOMES ARE COMPLETELY FURNISHED, AND HAVE CENTRAL HEAT & AIR, CABLE TV, PHONE, WIRED INTERNET, WATER, GAS, ELECTRIC, WHICH ARE INCLUDED IN THE MONTHLY RATE.
WATER AND ELECTRIC COMBINED IN ANY ONE MONTH HAVE A CAP OF $100.00. ANY OVERAGES WILL DEDUCTED FROM THE SECURITY DEPOSIT.
WINTER SEASON IS FROM OCTOBER 15TH THROUGH MAY 15TH. SUMMER SEASON IS FROM MAY 16TH THROUGH OCTOBER 14TH. RATES IN SUMMER ARE LESS.

OUR HOMES ARE RENTED ON A FIRST COME, FIRST SERVE BASIS WITH CONSIDERATION GIVEN FIRST TO PARTIES REQUESTING 4 MONTHS TO 6 MONTHS. IF YOU ARE RENTING THREE (3) MONTHS OR LESS IT’S ON A FILL IN BASIS. PLEASE SELECT YOUR 1st, 2nd, and 3rd CHOICES AND CALL OR E-MAIL AS SOON AS YOU CAN IN ORDER TO GET ON OUR “TICKLER LIST”. WE WILL CALL YOU WHEN A HOME MEETING YOUR REQUIREMENTS OR CLOSE TO IT, BECOMES AVAILABLE.
AS A GENERAL RULE YOU CAN CHECK-IN FROM 2PM ON THE DAY OF ARRIVAL AND MUST CHECK-OUT BY 11AM ON THE DAY OF DEPARTURE. EARLY CHECK-IN OR LATE CHECK-OUT CAN BE ARRANGED WITH PRIOR NOTICE. PLEASE CONTACT THE OFFICE FOR ANY OTHER QUESTIONS CONCERNING CHECK-IN/ CHECK-OUT.
A SECURITY DEPOSIT OF FROM $500.00 TO $1,000 MUST BE RECEIVED IN ADVANCE TO HOLD THE RENTAL. THIS FEE IS HELD FOR CLEANING/UTILITY/DAMAGE DEPOSIT. A MINIMUM $50.00 SANITIZING FEE APPLIES TO ALL HOMES UPON VACATING AND IS DEDUCTED FROM THE CLEANING/UTILITY/DAMAGE DEPOSIT. MONEY ORDERS AND CHECKS ARE PREFERRED, WE DO NOT ACCEPT CREDIT OR DEBIT CARDS.
THERE IS A NON-REFUNDABLE FEE FOR PETS. $150.00 FOR ONE, $200.00 FOR TWO. (TO COVER CLEANING AND FLEA SPRAYING). NOT ALL HOMES PERMIT PETS. PLEASE OBTAIN APPROVAL PRIOR TO LEASING THE HOME.
RENTALS FOR LESS THAN 6 MONTHS REQUIRE AN ADDITIONAL 7% FLORIDA SALES TAX AND A 5% RESORT TAX, FOR A TOTAL OF 12%.
SNUG HARBOR IS A 55 OR OLDER COMMUNITY AND REQUIRES A $50.00 APPLICATION FEE AND 3 MONTHS MINIMUM RENTAL.
BAREFOOT BAY PERMITS ALL AGES. THERE IS A SOCIAL MEMBERSHIP CHARGE OF $20.00 + TAX PER PERSON FOR 30 DAYS. THIS ENTITLES YOU TO USE ALL THE COMMUNITY FACILITIES. A ONE WEEK PASS FOR YOUR GUESTS CAN BE OBTAINED FOR A CHARGE OF $3.00 + TAX PER WEEK, UP TO A 4 WEEKS MAX. KEYS ARE AVAILABLE TO RENT FOR ACCESS TO THE INDIAN RIVER DOCK AND THE OCEAN FRONT PRIVATE BEACH. THE GOLF COURSE HAS A GREENS FEE.
IF IT IS NECESSARY FOR YOU TO CANCEL AFTER SIGNING THE RENTAL AGREEMENT, THERE IS A $250.00 CANCELLATION FEE. THE BROKER MUST BE PROVIDED WITH WRITTEN NOTICE BY CERTIFIED MAIL AT LEAST 60 DAYS PRIOR TO EXPECTED CHECK-IN DATE. IF TENANT CANCELS THE RENTAL AGREEMENT LESS THAN 60 DAYS PRIOR TO THE CHECK-IN DATE, TENANT SHALL BE OBLIGATED TO PAY ALL RENT PAYMENTS SPECIFIED IN THE CONTRACT OR LEASE, UNLESS SUNSHINE RENTALS IS ABLE TO RE-RENT THE HOME. ALL MONIES RECEIVED BY BROKER OR OWNER MAY BE RETAINED. IF YOU ARE CONCERNED ABOUT A POSSIBILITY OF CANCELLATION WE STRONGLY URGE YOU TO OBTAIN TRAVEL OR TRIP INSURANCE IN THE EVENT THIS BECOMES NECESSARY.

As a general rule, you can check in from 2:00 pm on the day of arrival and must check out by 11:00 am on the day of departure. Early check in or late check out can be arranged with prior notice. Please contact the office for any other questions concerning check in and check out procedures.
Upon arrival at your rental you should take time to complete your Move In/Move out form as provided in your welcome packet and return it to our ofice.
When checking out please be sure to do the following:
Make notes of anything that needs special attention, light bulbs that need replacing, loose screws, broken items, etc.
Clean bed linens must be folded neatly at the end of the bed after comforter or bedspread is neatly put in place on the bed.
All trash is to be taken to the curb or brought to the dumpster at the office. We will retrieve empty receptacles from the curb after pick up.
Set the A/C to 83 degrees OR follow instructions on the wall left by the property owners.

Home should be left in the same condition as when you arrived upon your check in. There will be a $10.00 charge per load of laundry, and any maintenance or repair costs for undocumented damage will be taken from the security deposit.
